Core specialism

Party wall surveying

We handle the full range of party wall instructions under the Party Wall etc. Act 1996. We act as Building Owner's Surveyor, Adjoining Owner's Surveyor, and as Agreed Surveyor where both parties consent to a single appointment.

Our party wall service covers: reviewing drawings and advising on notifiable works, preparing and serving statutory notices, carrying out schedules of condition, preparing and serving party wall awards, and advising on damage claims and disputes.

We work on residential and commercial instructions, from single-neighbour loft conversions to complex multi-boundary development schemes.

Party wall notices

All three types — party structure, line of junction and section 6 excavation notices — prepared and served correctly.

Schedule of condition

Detailed photographic and written record of neighbouring property condition before works begin.

We carry out RICS HomeBuyer Reports (Level 2) and Full Building Surveys (Level 3) for residential property purchases. Whether you're buying a period property that needs a thorough structural appraisal or a newer home where you want basic peace of mind, we can advise on the right level of survey for your needs.

Our reports are clearly written and practical — we focus on what matters and avoid unnecessary jargon. Where further investigation is needed, we tell you plainly and explain why.

Comprehensive structural survey. Recommended for older, larger or unusual properties, or where significant works are planned.

Valuations

Property valuations

We provide RICS Red Book compliant valuations for a range of purposes including probate, matrimonial proceedings, shared ownership, Help to Buy redemption, and capital gains tax. Our valuations are prepared in accordance with RICS Valuation Global Standards and are suitable for submission to HMRC and the courts.

We also carry out market appraisals and informal valuations for clients who need a professional view on value without a formal report.

Lease extensions

Lease extensions

We act for both landlords and leaseholders on statutory lease extensions under the Leasehold Reform, Housing and Urban Development Act 1993. This includes calculating the premium payable, advising on the terms of the new lease, and negotiating with the other side's surveyor.

If you're a leaseholder with a lease falling below 80 years, taking action sooner rather than later is important — the cost of extending increases as the lease gets shorter, and mortgage lenders typically require a minimum unexpired term.

Contract administration

Contract administration

We act as contract administrator (CA) on building contracts, providing an independent professional to manage the contractual relationship between client and contractor. This is particularly valuable on larger residential projects where a formal building contract is in place.

Our role as CA includes preparing contract documents, issuing instructions, certifying interim and final payments, and dealing with variations and extensions of time. We act impartially between the parties in accordance with the contract terms.

Licence to alter

Licence to alter

Most residential leases require a leaseholder to obtain the landlord's consent before carrying out alterations to the property. A licence to alter is the formal document that records that consent and sets out the conditions under which works may be carried out.

We act for both leaseholders seeking consent and landlords or managing agents reviewing applications. This includes assessing the proposed works, advising on conditions, preparing the licence documentation, and liaising between the parties to reach agreement.
